"What's wrong with it?"
A homebuyer I helped emailed me that question after I sent him a new listing just north of Wilshire Park.
The house itself was a fairly common two bedroom, one bathroom bungalow. It was priced very well and the pictures looked nice.
I told him that it looked good online and if it was like this in person to expect a multiple offer scenario- unless he was lucky; he wasn't.
We saw the house that same day (just hours after it hit the market). The house needed some updating, but it was solid, in good condition, and under-priced. My buyer had seen enough of these bungalows close-in to know the price was right too.
We went to the nearby New Seasons on NE 33rd Avenue, wrote an offer, and turned it in. The listing agent had told me the seller was living out east so the waiting game was on.
The next morning, the listing agent called. Another offer came in late the previous night and a third was expected later in the day. She wanted to know if my buyer wanted to change (up) his offer.
I won't get into the nitty gritty details of what my buyer did, but I will say that he finished first, so to speak, yet decided to withdraw his offer. There was an oil tank issue (which is a topic for another blog post) which he didn't want to deal with after all.
Even with that, there was still really good value with this house. The listing agent said she received 25 phone calls from Realtors in one day. The house sold, I'm sure for more than list price.
