Step Away From The Buyer!

Two homes. Two owners. Two outcomes.

The other day, I was showing homes to a buyer in SE Portland when we saw two homes back-to-back. In each case, the homeowner was home when we arrived, but that's all they had in common.

The first homeowner was outside when we arrived and he told us to feel free and walk around the house at our leisure. We did and while we were inside, the buyer was able to express how she felt about the house "in the moment."

When we arrived at the second house, the second homeowner let us inside. I asked if we were free to walk around and he said, "No. I know the house better than anyone and I will give you the tour." At this point, he proceeded to walk us thru each room, explaining the features and amenities.

In theory, I understand why the second homeowner gave the tour. In reality, it's actually more hurtful than helpful. By explaining every detail and walking step-in-step with every move we made, the seller was a distraction. He didn't allow us, more specifically the buyer, to focus only on the house.

Sellers, regardless of how nice your home is, buyers need to feel comfortable in it. And it's extremely difficult to feel comfortable inside the house if the owner is shadowing the buyer's every movements room-to-room and at every turn. Keep this in mind for your next home showing.
